CHARGES

Credit Check & Reference Fees

When applying for a rental property we will require £60 per application, per property, inclusive of VAT, to cover the credit check and reference fees.

Download our tenants pack

Guarantors

If a Guarantor is required, a charge of £60 inclusive of VAT is also applicable per application, per property.

Tenant’s Start Of Tenancy Charge

Upon satisfactory references, then we require a Tenant’s Start of Tenancy Charge of £185 inclusive of VAT to cover 1 or 2 applicants.

On the day the Tenancy commences the Tenant(s) will pay Richard Kendall £185 including VAT. This charge contributes to the preparation of the Tenancy Agreement, with a one-to-one meeting of an explanation of terms on the day of sign-up, registering the deposit and supplying a photographic inventory for the property. It also contributes towards the ongoing queries throughout the term of the Tenancy, where applicable. A further £30 inclusive of VAT per applicant is charged for 3 or 4 applicants. In certain circumstances, we may require a Guarantor fee of £60 inclusive of VAT per guarantor.

THE TENANT(S) WILL PAY NO FURTHER STANDARD CHARGES TO RICHARD KENDALL ESTATE AGENT DURING THE TERM OF THE TENANCY, INCLUDING THE RENEWAL OF THE FIXED TERM TENANCY (SUBJECT TO THE LANDLORD’S APPROVAL), WHERE APPLICABLE.

Rent & Bond

The first months rent and bond are usually payable upfront on the day the Tenancy commences.

THE PROCESS

Once you have completed this Application and the Form(s) and paid the Credit Reference Fee (see Charges above), we will process the application and send the Forms to Homelet. Please note that Homelet require all sections of the form to be fully and accurately completed. Please take care when completing the Form(s) and note especially the Declaration in Section 7 of the Form(s). This section refers not only to the referencing and vetting process but also to the possible consequences of failing to pay rental or to maintain the covenants (your obligations) in the Tenancy Agreement you will be asked to sign. We will require to see original photographic evidence of identity for all Applicants (i.e. driving licence or passport) as well as proof of address (i.e. a utility bill – but not a mobile phone bill) for each applicant.

If the referencing process is satisfactory then we will report to the Landlord and, if agreed, we would hope to offer you a Tenancy of the Property. If we are instructed by the Landlord to offer you the Tenancy we will tell you at that time whether the Landlord has instructed us to continue to market the property until the Tenancy Agreement is signed. We will send you a copy of the Tenancy Agreement to read before arranging to sign it. We will require payment of:

  1. The Tenant’s Start Of Tenancy Charge referred to in the Charges section and
  2. A payment for the first months rental and
  3. The amount of the Bond or Tenants Deposit (see Main Points below)

If we are managing the Property on behalf of the Landlord as well as letting it we will also explain the procedures concerning the drawing up and completion of an Inventory relating to the condition of the Property and of items in the Property which should be done before a Tenant takes up occupation of the Property.

If the references are not satisfactory then the Credit Reference Fee(s) will not be refunded as those checks will have been carried out. If you have paid the Tenant’s Start Of Tenancy Charge or made any advance payment of rental or Tenants Deposit, these will be repaid to you (but no interest will be paid on the amounts).

TENANTS CONTENTS INSURANCE

You are strongly advised to take out your own personal contents cover as these are not covered under any insurance put in place by the Landlord. Details can be found on the Homelet website by clicking here.

FAQS

When will I get my deposit back?

This will be returned after the final check out has been completed and the landlord and Agent are satisfied that the property has been left in accordance with the Inventory on commencement of Tenancy.

What happens at the end of the Tenancy?

You will be required to hand all keys in, together with a completed end of tenancy check out form. The final check out will then be carried out at the earliest opportunity.

Is my deposit protected?

The tenants deposit will be held under the Tenancy Deposit Scheme operated by The Dispute Service Ltd if we are managing the property. If the Landlord is proposing to manage the property then the Landlord must place the deposit in an approved Tenancy Deposit Protection Scheme. The landlord must tell you which scheme is being used.

Who is responsible for utility bills?

The tenant will be responsible for the gas, electricity, water and Council tax on commencement of tenancy.

How much will I have to pay to commence the tenancy?

One month’s rent, the bond/deposit and the Tenant’s Start Of Tenancy Charge will be payable on commencement of tenancy in cleared funds.

Are pets allowed?

This is at the discretion of the individual landlord.

What is an Inventory?

This is a comprehensive record of the condition of all items and materials at the property both externally and internally and all goods included in the tenancy.

What is furnished/unfurnished?

Every property obviously varies, but generally unfurnished would include floorcoverings, curtains or blinds, and some white goods. Furnished would include most larger items of furniture, but please contact us for further information as full inventories are provided on all properties.

What happens after I have submitted my application form?

There will be an Tenant’s Start Of Tenancy Charge to pay with the application form covering the charges for the credit and reference search. We provide all the information to the landlord and subject to successful credit checks and referencing, a decision is made as to the suitability of the applying tenant for the property.

How long is the tenancy for?

Usually a six month term initially, this may then be renewable for a further fixed period of time or you may have the option of having a periodic tenancy if the Landlord is in agreement.
