How much do you charge for selling my house?
Our fees are fair and competitive. At your market appraisal one of our valuation team will visit you at your home and discuss our fees in detail, leaving you in no doubt how much it will cost to sell your home with Richard Kendall Estate Agent.
How long will it take to sell?
There are no set rules for how long a property will take to sell, but you want to ensure that you choose the right Estate Agent from the start to ensure that you receive the right advice in how to market your home and at the right price.
Why do I need to show you my ID and proof of address before you can market my property?
In 2004 the government extended the Anti Money Laundering Legislation requiring estate agents to verify the identity of their clients. This formality is conducted with the minimum of inconvenience.
What is an EPC and do all properties have them?
An EPC is an Energy Performance Certificate and tells you how energy efficient a building is and gives it a rating from A (very efficient) to G (inefficient). All domestic and commercial buildings in the UK available to buy or rent must have an EPC before marketing can commence.
When will my house be on the internet?
We have the facility to put your property on the market (including placing your details on the internet and advertising it throughout our 6 local offices) immediately after you have approved your draft brochure. Your brochure will be ready for our approval shortly after we have visited your property to carry out our ‘mark up and measure’ appointment.
Apart from the Internet how else would you market my property?
Not everybody has access to the internet and we still support a comprehensive internal mailing list. We also keep in regular telephone contact with the most active buyers to ensure that we are one step ahead in introducing your property to prospective buyers when we first commence the marketing of your home. Also, in addition to the internet we also regularly advertise in the Wakefield Express, Pontefract and Castleford Express and the Yorkshire Post, as well as publishing our own ‘Richard Kendall Property Magazine’ which is delivered to the doors of over 1,300 homes every other month and is available in each of our 6 local offices.
What’s included in my sale fee?
From the point of instruction we will prepare your property for marketing, including floorplans and professional style photographs for no extra cost. We will provide a for sale board and prepare your brochure which will be posted and emailed out to all parties on our mailing list. Your property details will appear on property website portals including Rightmove, Zoopla and richardkendall.co.uk, as well as being advertised in the local newspaper press. We will also carry out accompanied viewing, again at no extra cost.
If I give you a key to my home will you accompany buyers to view?
As above we are more than happy to accompany viewings on your home. Many owners prefer to leave keys with us for viewing appointments, and we will always accompany potential purchasers for no additional charge. We offer this service 7 days a week and late nights Tuesday and Thursdays.
Once a sale is agreed how long will it take?
We would expect a straight forward transaction of a property to complete within 6-8 weeks of the sale/purchase being agreed and solicitors being instructed. A purchaser/seller should never commit to delivery of goods, taking time off work, or a date for works at the property until the solicitor confirms the actual completion date. Circumstances beyond our control can always have an influence on these timescales but we work hard to ensure that a swift conclusion is found for all parties.

How does the Auction work?
The majority of the properties that we offer for sale via auction are by way of the Modern Method of Auction from iam-sold. Whereas a Traditional Auction demands an immediate legal exchange of contracts once the auction is complete, the Modern Method, whilst still based around a fixed timescale, gives more flexibility and allows a longer period for exchange and completion to accommodate the both the buyer and seller.
Do you have solicitors that you recommend?
Richard Kendall Estate Agent currently have a panel of local solicitors who we work closely with on a day to day basis. We can happily provide you with a full conveyancing quote, whether you are looking to buy or sell. Richard Kendall Estate Agent Ltd will receive a fee for recommending the solicitor. Please note, there is no obligation to use our recommended solicitors nor will you be financially penalised if you do not use any solicitor recommended to you on our panel.

Do you offer mortgage advice?
Yes we do, we have our own in-house mortgage advisors, Vince Hickman, Chris Houseman and Sharon Dorsett of Mortgage Solutions of Wakefield. We provide independent mortgage advice and search the whole market place, meaning we can find you a tailor solution that fits perfectly. We do not charge fees. If you choose to proceed with our recommendation and the mortgage goes ahead, we will be paid commission from the lender for arranging the mortgage on your behalf. We provide appointments throughout all of our 6 local offices.
I have a mortgage in place already, why should I use your services?
