What really spooks a sale?

Halloween is the time of year for things that go bump in the night. When you are selling a home, though, the real worries are far more ordinary. Will the chain hold together? Is something missing from the paperwork? What will the survey say? Why has it all gone quiet?
These are the things that keep sellers awake. The good news is that most of them can be spotted early and managed calmly, with the right people on your side.

Chains
A chain is simply a line of linked sales, where each buyer is relying on selling their own home. The longer the chain, the more people there are who need to be ready at the same time. Chains are normal, and most complete successfully. What makes the difference is knowing who is in the chain, where each sale is up to and spotting a hold up before it becomes a problem.

Missing paperwork
A surprising number of delays come down to a missing document. Window certificates, guarantees, planning permission or building regulations sign-off for older work can all take time to track down. It's worth digging these out as soon as you decide to sell. If something can't be found, your solicitor can advise on the options, and finding out early is always better than finding out halfway through a sale.

Surveys
Most buyers will arrange a survey or valuation before going ahead, and it's natural to feel nervous about what it might find. A survey report will often mention something, particularly on an older home. That doesn't mean the sale is in trouble. In most cases it means a conversation, and having someone experienced to talk it through with both sides helps keep things in proportion.

Delays and quiet solicitors
Once a sale is agreed, much of the legal work happens behind the scenes. Searches, enquiries and mortgage offers all take time, and when nobody is giving you updates, silence can feel worrying. Solicitors are often juggling a heavy caseload, so things can stall without anyone noticing. That's where it helps to have someone chasing, checking and keeping everyone in the chain talking to each other.

How we keep your sale moving
It starts with your valuation. Our local valuers will give you honest advice on price and talk you through what to expect, so there are fewer surprises later on. Once your sale is agreed, our sales progressors take over the chasing. They keep in touch with solicitors, buyers and the rest of the chain, and keep you updated along the way. If you are buying your next home at the same time, our in house mortgage advisers are part of the same team. We are there from the first valuation until the keys change hands. That's the Richard Kendall Way.
