Property predictions for the year ahead. Sharon Dale spoke with our very own Claire Kendall for her outlook on the housing market for 2023.

The Property Page of this weeks Yorkshire Post featured our very own Claire Kendall discussing her forecast for the housing market for 2023. If you haven’t had time to grab your copy, not to worry, here is Claire’s thoughts.

“Overall we are going into 2023 with our eyes wide open. Given what 2022 brought us, there is no question that this year is going to bring us just as many peaks and troughs in the property market and we need to be prepared as much as we can.

The start of January has been positive. 60% up on the same period as last year for valuations booked and 35% up on viewings requested. We can only take it with a pinch of salt however until this produces instructions and offers. There is confidence in those we speak to, offers ARE coming in and at times it can be just like the end of 2022 and 2021 again with multiple viewings and offers on specific properties and there will always be cash around in the property market; we learnt that in the double dip recession of 2008-2010.

House prices are already taking a knock, but it’s whether or not Vendor’s will accept that. It will take time for the market to adjust, lenders will be sharpening their pencils and no doubt making it difficult for buyers, but certainly not impossible. Our in house independent mortgage team are busy than ever as we come into January which can only be a very positive sign.

In summary we’ve got to be realistic in what will happen this year, it’s going to be very tough and we will face some hard times, but as we know anything can happen and for that I am quietly optimistic that it won’t be as bad as we have feared.”
