Are you 100% compliant?
Owning a rental property isn’t just about collecting rent. It’s about protecting and growing a valuable business asset.
Our free Tenancy Health Check has been designed to give landlords peace of mind while maximising the potential of their investment.
We carry out a series of checks and assessments to make sure everything is in order, while also highlighting opportunities to increase profitability and compliance.

Why Regular Health Checks Matter
Waiting until tenants report a problem can be costly and stressful.
Regular checks mean you can:
- Prevent expensive repairs
- Stay legally compliant
- Optimise rental income
- Plan for upgrades and tax efficiency
- Keep tenants happy and reduce turnover
Whether you own one property or a portfolio, treating it like a business helps you make smarter decisions.
What’s Included in a Richard Kendall Tenancy Health Check?
Your health check focuses on the condition of your rental property, your legal paperwork, and your overall compliance with current regulations.
A recent study by Rightmove revealed landlords’ top concerns are:
- Increasing compliance requirements
- Changes to EPC regulations
Our Health Check covers all of these areas and more:

Legal & Compliance
- Gas Safety Certificate – must be renewed every year by a Gas Safe registered engineer, and in place before a new tenancy begins
- Electrical Installation Condition Report (EICR) – required every 5 years and before new tenants move in
- EPC (Energy Performance Certificate) – valid for 10 years; minimum rating is currently E, but will rise to C in the future
- Smoke & Carbon Monoxide Alarms – installed and tested as required by law
- Blinds, Pull Cords and Cleats – must have safety catches fitted to avoid risk to children

Condition & Maintenance
- Inspections of roofs, gutters, windows, and walls for wear or leaks
- Checks for damp, mould, or pests
- Review of kitchens and bathrooms for wear and tear
- Advice on aesthetic improvements (e.g. flooring, decoration) to boost rental appeal

Market Review
- Rent assessment compared with local market conditions
- Guidance on potential upgrades that could increase value and rental income
- Access to rent guarantee protection in case tenants fall behind on payment
The Tenant Experience
A quick check-in with your tenants can reveal issues before they escalate. Happy tenants stay longer, treat your property with care, and help reduce costly voids.
How Often Should You Carry Out a Health Check?
- Routine inspections: twice a year
- At least one of these should be a full tenancy health check
