Legal & Compliance

Gas Safety Certificate – must be renewed every year by a Gas Safe registered engineer, and in place before a new tenancy begins
Electrical Installation Condition Report (EICR) – required every 5 years and before new tenants move in
EPC (Energy Performance Certificate) – valid for 10 years; minimum rating is currently E, but will rise to C in the future
Smoke & Carbon Monoxide Alarms – installed and tested as required by law
Blinds, Pull Cords and Cleats – must have safety catches fitted to avoid risk to children

Condition & Maintenance

Inspections of roofs, gutters, windows, and walls for wear or leaks
Checks for damp, mould, or pests
Review of kitchens and bathrooms for wear and tear
