What’s Included in a Richard Kendall Tenancy Health Check?

  • Gas Safety Certificate – must be renewed every year by a Gas Safe registered engineer, and in place before a new tenancy begins
  • Electrical Installation Condition Report (EICR) – required every 5 years and before new tenants move in
  • EPC (Energy Performance Certificate) – valid for 10 years; minimum rating is currently E, but will rise to C in the future
  • Smoke & Carbon Monoxide Alarms – installed and tested as required by law
  • Blinds, Pull Cords and Cleats – must have safety catches fitted to avoid risk to children

Condition & Maintenance

  • Inspections of roofs, gutters, windows, and walls for wear or leaks
  • Checks for damp, mould, or pests
